  1. Rates shown are per night for up to 10 adults and 4 children (under the age of 5)*. Prices are quoted for the entire villa for exclusive use of the required no. of rooms plus all the facilities and staff service. In general, the 3BR and 4BR options will not include use of Bedroom 1/2 and Bedroom 1 respectively.

  2. All rates are quoted in USD

  3. All rates are net including Government Tax and Service Charge


*Possibility of extra rollout beds at additional charges.

Rate are inclusive of:​

  • Airport transfers* (for direct booking)

  • Welcome drink and cool towel upon arrival

  • Free WiFi access

  • Daily cleaning

  • Pool and garden maintenance

  • A safe in each room

  • Personal service by the villa staff including villa manager, housekeeper, night security

  • Free flow of mineral water

  • Exclusive use of the whole villa and listed facilities

  • One baby cot and baby high chair 


*2 & 3 BR=1x Return airport transfer; 4 & 5BR=2x Return airport transfers (for guest with the same flight)




Payment Terms

  • 50% deposit to confirm the booking. Final payment is required at least 31 days (low season) 45 days (high season) & 60 days (peak season) prior to the guests’ arrival

  • For cancellations more than 30 days prior to arrival, deposit will not be refunded

  • There will be no refund for cancellations less than 30 days notice


Check In and Check Out Times

  • Check In: 2pm on day of arrival

  • Check Out: 12pm on day of departure


Loss and/or Damages

Guests are responsible for leaving the villa’s property and facilities in good order

Guests should pay for any loss and/or damage to the villa during their occupation of the premises

We reserve the right to repossess the premises if the guest(s) caused unacceptable damage to the premises


Valuables and Security

Valuables or personal property left at the Villa are at the Guest's own risk. 

Valuables and/or personal property should be stored in the safety deposit box provided in each room

We do not accept any responsibility for loss or damage to guests’ valuables or personal property



Villa CassaMia makes every effort to ensure that website descriptions are accurate and that the villa is well maintained. We do not accept responsibility for any alterations made to the villa or its facilities which are beyond our control. Nor do we accept responsibility for any injury, death, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use or condition of the villa, its plumbing, gas, electrical or otherwise, and exceptional weather conditions or force majeure. No responsibility is accepted for the personal belongings, vehicles, and their contents of the guests or their invitees during the period of occupation of the villa. We reserve the right to change and or amend rates at discretion of management.
